Water Stain on the Ceiling? How We Find Hidden Leaks (and What It Costs)
A brown ring on the ceiling means water is getting somewhere it shouldn't. Here's how to tell if it's urgent, the usual culprits in Galway homes, and what a leak repair typically costs.

That brown ring on the ceiling under the bathroom is easy to ignore — until it isn’t. A ceiling stain means water has been getting into the structure, sometimes for weeks. The sooner the source is found, the cheaper the fix. Here’s how we approach it.
Is it urgent?
Call straight away if:
- The stain is wet, growing, or dripping.
- The ceiling is sagging or bulging.
- It’s near a light fitting — switch off that circuit at the fuse board.
If it’s dry and hasn’t changed in months, it may be an old leak that’s already been fixed — but it’s worth having it checked so you’re not painting over an ongoing problem.
The usual suspects
In Galway homes, most ceiling leaks come from one of these:
- Failed shower or bath seals. Worn silicone lets water run down behind the tray or bath with every shower. Very common, and usually one of the cheaper fixes.
- Leaking waste pipes and traps under baths, basins and showers.
- Toilet connections — the pan connector or the cistern feed.
- Pipe joints under the floor, especially old compression fittings on heating pipes.
- The attic — tanks, overflows and ballcock valves. Leaks in the loft often show up far from where the water starts.
How we find the leak
Water travels along joists and pipes before it shows, so the stain is rarely directly under the source. We work it out step by step, without tearing the house apart:
- Moisture meter: maps how far the damp spreads and where it’s strongest.
- Run tests: we run the shower, then the bath, then the basin, one at a time, and watch what happens.
- Pressure checks: if the heating system pressure is dropping, the leak is likely on a heating pipe.
- Minimal access: only when we know where the problem is do we lift a floorboard or open a panel.
We’d rather spend twenty minutes diagnosing than make three holes in your ceiling guessing.
What does a leak repair cost?
We always quote after we’ve found the cause, before we start. To give you a realistic idea, these are the price bands our own customers have reported on Google:

Re-sealing a shower or bath and replacing a worn bath screen is often at the lower end. Ceiling repair and redecorating is separate — we’ll advise how best to dry the room out first.
After the leak is fixed
- Let the ceiling dry fully before painting — usually a couple of weeks with good ventilation.
- Use a stain-blocking primer, or the brown ring will bleed through fresh paint.
- Keep an eye on the area for a month. If it reappears, ring us.
